Mendota Heights makes more sense when you look beyond a listing's mailing address. The city's own overview places it above the meeting of the Minnesota and Mississippi rivers, while its land-use plan describes a mix of residential areas, apartments and a commercial center around Highway 62 and Dodd Road. Those are different settings within one municipality, not interchangeable descriptions of every block. Start with the city overview and the city's land-use chapter.

This guide connects those places with dated housing data, public facilities and address-level verification. It does not rank neighborhoods or schools. For the existing property-oriented resource, use the Mendota Heights neighborhood page; this article supplements that page rather than replacing it.

Get oriented: the city, not just the postal name

Mendota Heights is a Dakota County municipality. Use the exact city name when checking a parcel or requesting services; nearby names such as Mendota should not be treated as the same jurisdiction. The city's departments and services page illustrates why: its fire and police service areas include other municipalities, but the listed service areas are not identical. A department's regional coverage is not proof that a property lies inside Mendota Heights.

The following figures describe the city as a whole, with different reference periods kept visible. Census QuickFacts is the source for the demographic and housing measures.

Mendota Heights at a glance Figure and reference period
Population estimate 11,475; July 1, 2025, V2025
Decennial population count 11,744; April 1, 2020 Census
Land area 9.08 square miles; 2020
Owner-occupied housing unit rate 78.7%; ACS 2020–2024
Mean travel time to work 19.6 minutes; ACS 2020–2024

The commute figure is a historical mean, not a drive-time promise for a particular destination, schedule or mode of travel.

Housing forms and the Highway 62–Dodd Road center

The city's 2040 land-use chapter distinguishes lower-density residential land, multifamily and apartment development, and mixed-use land. It identifies The Village at Mendota Heights in the northeast quadrant of Highway 62 and Dodd Road and discusses Mendota Plaza shopping center on the southeast side. These are useful orientation points for combining housing research with everyday errands.

Read that document as a planning source, not a current leasing directory or a promise that every future land-use designation has been built. This guide does not repeat its older development pipeline or tenant counts as current availability. For a particular residence, confirm the actual building type, ownership arrangement and permitted use instead of inferring them from a planning map.

The supplied MLS snapshot separately reports Single-Family and Townhouse-Condo sales. A detached property, an association-governed residence and an apartment rental involve different documents and responsibilities; the citywide figures cannot substitute for those details. When an association applies, review its governing documents, budget, insurance responsibilities and maintenance obligations before comparing total ownership costs.

Census QuickFacts reports a $520,300 median value of owner-occupied housing units for 2020–2024. That Census measure concerns the owner-occupied housing stock over a multiyear survey period. It is not the median MLS sales price, an appraisal, or a current asking price. Keep it separate from the transaction-based snapshot below. Source: Census QuickFacts.

A dated market snapshot, with the filters visible

Mendota Heights market snapshot — trailing 12 months through October 2026

InfoSparks area: Mendota Heights (CITY). With All Property Types selected, the median sales price was $619,812 (-7.1% year over year), with 135 closed sales (-6.9%). Median days on market were 16 (-20.0%); months supply was 2.8 (-6.7%), as displayed in InfoSparks' October 2026, 12 Months view.

Separately reported closed-sale categories were Single-Family: 91 (-9.0%) and Townhouse-Condo: 38 (-13.6%). These are reported categories, not shares of all sales; they should not be assumed to exhaust or reconcile to the total.

NorthstarMLS Matrix showed 45 active-only listings as of Nov 6, 2026 for the municipality. This count uses the Single Family search class, which includes multiple residential styles; it excludes Coming Soon, Pending and other statuses, as well as Lots/Land, Multi-Family, Commercial, Farm and Rental classes. It is not InfoSparks' “Homes for Sale” measure.

With 135 closed sales in the trailing period, the mix of properties sold deserves particular attention. The median's year-over-year change is not a measure of every home's change in value. Use comparable properties and current conditions for an individual address rather than treating this small citywide sample as a forecast.

Parks: choose the facility, not just a green patch on a map

The city currently reports 17 public parks and more than 295 acres of parkland on its About Mendota Heights page. Its parks and facilities resource is the starting point for comparing particular destinations. Park acreage is not trail mileage, and a city park total should not be added to a county greenway total or a historic site's acreage without reconciling the boundaries.

Roger's Lake Park is a concrete example. At 1000 Wagon Wheel Trail, the city's facility listing identifies fishing, a fishing pier, picnic facilities, a playground, a skate park, basketball, volleyball and walking paths. It explicitly calls the pier area not a swimming beach. That distinction matters when choosing a destination for a specific activity; a lake name alone does not establish swimming access. The listing also notes winter aeration, another reason not to infer winter lake conditions from appearance. Roger's Lake Park.

For golf, the city maintains and operates the Par 3 Community Golf Course at 1695 Dodd Road. Its official page describes a nine-hole, par-27 course and provides the appropriate starting point for reservations, programs and operating information. This is an existing municipal recreation facility, not an assurance of a tee time, a particular fee or year-round play. Par 3 Community Golf Course.

Oheyawahe and regional trail context

Oheyawahe, at 2100 Pilot Knob Road, needs a different kind of description from a sports park. The city identifies the 112-acre historic site as listed on the National Register of Historic Places and sacred to Dakota people. Its page explains the site's continuing significance and the city's acquisitions of portions of the land. Do not read the historic site's total acreage as a statement that all of it is city-owned parkland. City Oheyawahe resource.

The city also describes restoration and access-improvement work there. This guide does not characterize proposed accessibility improvements as complete or promise an accessible route without a current facility check. Treat the site with respect for its cultural meaning and use the city's current visitor information rather than treating it as another playground stop.

For a regional connection, Dakota County states that the River to River Greenway connects Lilydale, Mendota Heights, West St. Paul and South St. Paul. The county's route map is more useful than assuming that a nearby park path leads continuously to a chosen destination. Check access points and current trail conditions for the segment you intend to use. No citywide trail-mileage total is asserted here because the reviewed sources did not establish a consistently defined total. Dakota County River to River Greenway.

Errands, civic resources and getting around

The Village and Mendota Plaza provide named commercial orientation points in the city's plan. Use them to organize a visit, then verify an individual business with its own current information. A shopping-center reference does not establish which tenants are operating today, their hours, or whether an errand is comfortable on foot from a particular residence. This guide deliberately avoids presenting old plan references as a current business directory. City land-use chapter.

For transportation, start with the city's transportation resource page, which links regional transit resources, then use an operator's trip planner for the actual origin and destination. Do not interpret a citywide transportation link as fixed-route service at every home.

A concrete regional example is MVTA Route 436: the operator's current page describes a connection between Eagan Transit Station, the Omni Hotel, MSP Terminal 1 and the 46th Street light-rail station, with a schedule effective June 1, 2026. That describes the route's regional endpoints, not a verified stop near any particular Mendota Heights property. Confirm the boarding location, transfer, service day and return trip before relying on it. MVTA Route 436.

The Census 19.6-minute mean commute is useful background, but it does not establish airport travel time or a transit itinerary. Test the route you would actually use at the relevant time, and include the trip between the property and the boarding point. Census QuickFacts.

Schools: verify the address with the district

The city's schools page identifies School District 197 as its public-school resource and also lists private institutions. That is a directory, not an attendance assignment for every residence with a Mendota Heights mailing address.

Use District 197 enrollment information to establish the resident district from the student's primary address, then confirm attendance and transportation details directly with the district. Enrollment options, boundary exceptions and transportation eligibility should not be inferred from a listing, a nearby school building, or another property's assignment.

If a school assignment is important to the transaction, obtain address-specific confirmation before making a purchase decision. Private-school admissions are separate decisions, not a benefit conveyed with ownership of a nearby home. This guide provides verification resources rather than school rankings or recommendations about who should live in a particular area.

City services and property-level questions

The city's departments page separates community development, engineering, public works, fire and police functions. It describes public works responsibilities including snowplowing, minor street repair, park equipment, sanitary sewer and stormwater catch basins. Use the appropriate department for the question: a future land-use designation, an assessment, a permitted alteration and a maintenance concern are not the same inquiry.

For ownership research, Dakota County's online property maps provide parcel information and mapping layers such as aerial photography, contours, floodplains, trails and road construction. Begin by matching the exact parcel to the listing address. Use those layers to identify questions for the city, title professionals, an inspector or an insurer; do not treat a GIS image as a boundary survey or an insurance determination.

Before deciding whether a property fits, connect the pieces: municipal jurisdiction, actual housing form, any association obligations, school confirmation, your travel route and the public facilities you expect to use. A visit can then test specific questions rather than relying on a broad reputation for the city.

Continue with current home search, the buying guide, the selling guide, or a property evaluation request. An individual property's current information still needs to be checked separately from this dated city reference.
